Elgin's older buildings have floors worth saving

Elgin grew up as a factory town on the Fox River. A good share of its commercial space still sits in older brick and stone buildings downtown and along the river. Walk the halls in one of them and you can still find terrazzo or marble that went down when the building was new. Most of it is in better shape than it looks. What makes it look tired is usually years of the wrong cleaner and old wax nobody took off.

Stone and terrazzo do not handle harsh or acidic cleaners well. Used night after night, they etch the surface and leave it dull. Grit tracked in from the street scratches the traffic lanes, and wax piled on top of old wax turns yellow and holds the dirt in. By then mopping will not bring the floor back, and a lot of building owners end up covering it with carpet or tearing it out.

We restore terrazzo and marble floors, clean and restore tile and grout, and polish stone, and we are Stone Medic certified for that work. Once a floor is restored it gets a protective coating or sealer, which takes the wear so the stone does not. Floor scrubbing and waxing, once or twice a year, is already part of our standard janitorial contract. Factories near the tollway need different cleaning

Much of Elgin's newer industrial space sits on the west side and up near the tollway. Those buildings are mostly big and flat, with a production or storage floor in back and an office wing up front. The trouble is that the two halves share a door. Dust from the shop floor and the loading dock follows people into the break room and the front offices. By the end of a shift it is on every desk.

A sealed concrete floor gives off less dust and is far easier for the crew to keep clean from one week to the next.

Winter salt wears down Elgin lobby floors

Elgin gets hard northern Illinois winters, and the streets and parking lots stay salted from the first snow into spring. Everyone who walks into your building brings some of that salt in on their shoes. On a hard floor it dries into a white film that dulls the finish. On carpet it works down into the fibers, and the stretch just inside the door wears out long before the rest of the room does.

Carpet is expensive to replace, so we put it on a carpet maintenance program from the first day we are in a building. Our IICRC certified carpet technicians do restorative extraction cleaning as part of the standard contract, not as an add on. We follow the carpet manufacturer's recommendations so the warranty stays valid. Carpets kept on our program have lasted more than twenty years.

Salt on a hard floor has to be lifted off. A mop full of salty water only spreads the film around. So the crew machine scrubs and spray buffs the floors through the winter, and our vacuums catch particles smaller than a micron.
