We test the clean instead of just promising it

The same ATP system hospitals use

Most cleaning companies check their own work with a walk-through. Someone looks at a desk, a countertop, a restroom floor, decides it looks clean, and moves on to the next room. CLS backs that walk-through up with real measurement. We use an ATP testing system, the Hygiena SystemSURE Plus, which is the preferred choice of hospitals worldwide for verifying that a surface is actually clean, not just that it looks clean under normal lobby lighting. ATP stands for adenosine triphosphate, a molecule found in anything living or once living, including the bacteria and residue left behind on a surface after someone touches it. The SystemSURE Plus swabs a surface and gives back a number showing how much of that residue is still there. A low number means the surface is genuinely clean. A high number means whatever cleaned it did not do the job, even if the surface looks fine to the eye, and that gap is exactly what a simple visual check would never catch, no matter how carefully someone looks at the surface, because residue at that scale is simply not something the eye can register.

This system verifies our Intensive Initial Cleaning right after it is finished, so we know the deep clean actually worked before the building moves onto regular service. We also use it periodically after that, to confirm the Everyday Cleaner Standard is still holding up on an ongoing basis, not just in the first few weeks of a new contract when everyone is paying close attention. That periodic check is what keeps a building's standard from quietly slipping a little more each month, long after the excitement of a new contract has worn off.

What ATP testing actually verifies

Three things in particular get checked when ATP testing runs on a building. First, it verifies that high touch areas, door handles, light switches, shared phones, elevator buttons, have actually been cleaned, since those are the surfaces the most different hands touch in a day. Second, it verifies effective hand washing compliance, an important measure in any building's restrooms. Third, it confirms that common areas, meeting rooms, offices and cubicles have been properly cleaned, not just the lobby or the areas a visitor would notice first on the way in. Together those three checks give a much fuller picture than a single walk-through ever could, because each one is looking for a different kind of failure.

That third point matters more than it sounds. A building can have a spotless lobby and a third floor break room that has not been properly wiped down in weeks, and a visual inspection from the front door would never catch the difference between the two. ATP testing does not care which floor gets more foot traffic from visitors. It gives the same numeric check to a rarely used conference room as it does to the main entrance, so problems do not hide just because nobody important happens to walk past them on a given day or a given week, which is exactly the kind of gap a purely visual inspection process tends to create over time.

UV blacklight checks catch what gets skipped

ATP testing gives us a number. UV blacklight testing gives us something more direct: proof that a specific spot was actually wiped during a shift. Before a shift, a supervisor marks a surface with a special daubber, using a substance that is invisible in normal light but glows clearly under a blacklight. The mark goes somewhere a cleaner would have to physically wipe the area to remove it, not just glance at it in passing on the way to somewhere else in the building during a busy shift.

After the shift, the supervisor comes back with the blacklight. If the mark is gone, the surface was really cleaned that night. If the mark is still there, it means that spot got skipped, and the supervisor knows exactly where and can correct it before it becomes a pattern that shows up on the next round of testing as well. This is a direct way to check a specific surface against a specific cleaning, without relying on anyone's word for what happened during the shift, or for how thorough it actually was on any given night.

Supervisors also run random blacklight checks in spots that tend to get overlooked, like under a toilet bowl rim, a place easy to skip and easy for a visual check to miss entirely. These checks happen every day, every shift, not once a month as a formality. Between the marked daubber checks and the random spot checks, UV testing covers both the places we specifically want verified and the places a crew might not expect to be checked at all that night, which keeps the whole crew consistent from one building to the next, and from one shift to the next. It is a small habit that, over months, adds up to a much more even standard across an entire facility.

What testing means for your building

For a property manager, testing turns the claim that a building is clean into something you can actually verify. Instead of relying on a walk-through or a monthly report written by the same company doing the cleaning, you get ATP numbers and UV checks that show whether the work is really happening at the standard we say it is, floor by floor, restroom by restroom, department by department across the whole facility, rather than a single overall impression formed at the front door.
